When they say everything is bigger in Texas, they’re not kidding. Our $112 million sale of L2 Uptown in Dallas fits the mold. The impact was two-fold. Our people were rewarded and recognized for their hard work, and the sale contributed $4.7 million to Kids and Community Partners, the largest contribution from a disposition in company history.
“It’s an eye-opener,” partner and director of Kids and Community Partners Ryan Ernst said. “The $4.7 million didn’t just appear. Our associates created the value by hitting sales goals, providing great customer service, and executing turns to standard. The L2 associates have a lot to be proud of, not just from a company standpoint, but for impacting the lives of kids they will never meet.”
To put this into perspective, the $4.7 million could cover the entire operating budget for the first year of the Greater Dayton School – the first non-religious private school in Dayton, Ohio.
How did our L2 associates reach this milestone? Economic occupancy played a key factor.
In May 2021, L2 sat at 53-percent economic occupancy. Four months later, L2 skyrocketed to 92-percent economic occupancy with the right people, plans, and processes. This led to other phenomenal numbers:
- Improved NOI (Net Operating Income) by $2.2 million, a 70-percent increase from prior owner.
- Increased other income by $840k, a 126-percent increase from prior owner.
- Increased value $41.5 million in less than two years of ownership, a 59-percent increase.
- Finished 2021 $273,019 ahead of NOI.
- Estimated 75-percent IRR.



A year ago, general manager Val Moreno was thrown in to lead L2 Uptown. She rose to the challenge.
“Without more than four weeks of training, Val was thrown in operating L2 Uptown,” regional head Dan Pisegna said. “She could have used every excuse in the book. Instead, she was solutions-oriented and figured it out. She’s a leader in Dallas and Texas. Her future is very bright, and the work she puts in is extremely appreciated. Val is a badass.”
On the service side, lead tech Manny Melchor stepped up in a major way to get L2 across the finish line. He was promoted in August to lead tech and tackled any challenge that came his way.
“When I think of this guy, I think of urgency,” Dan said. “Manny has that ‘whatever is necessary to do, I’ll go do it’ mindset. He makes it happen.”
