As a Connor Group associate, hitting a goal early is gratifying. We set clear but high expectations, and to overachieve them is something to be proud of. This also goes for team goals like reengineering a property. When we acquire a property, we set a target revenue goal for the team to hit, usually in 12 months. In Columbus, our Sycamore Ridge team didn’t just hit their reengineering goal; they crushed it.
“Recently, we have seen multiple reengineers under 12 months, but I’ve never heard of a seven-month reengineer until this one,” said partner and director of analytics Tyler Oberly.
In just seven months, the Sycamore team achieved:
- $545k revenue target
- More than doubled monthly other income from $32k to $71k
- Increased rent roll by almost $70k
- Driven NOI up 75%
So, in the most basic terms, what does that mean for the company?
“It’s added value,” said Tyler. “We bought the property for $53.1 million in March, and in seven months, the Sycamore team improved the property value by $16.9 million. That’s added value when we decide to refinance for investors and for Connor Kids & Community Partners.”



After delivering a hearty helping of overachievement, we turned to general manager Joe Stephens to find out what’s in Sycamore’s secret sauce for success.
“Excellent execution and the relentless pursuit of excellence,” said Joe. “Our mindset after hitting a goal isn’t ‘Oh, that was great, now we can rest,’ we push forward and see how far we can go.
“Sales associate Devin Jones is a perfect example of that. We set a renewal goal, and he went out and got it but said, ‘I can do more.’ So he kept at it and broke records.”
Joe not only praised his team’s determination but also their positive attitude.
“This team wants to be the best, but the guys also know how to keep a positive mindset during tough times,” said Joe. “I’m lucky to work with this group; they turn ‘having to come to work’ into ‘getting to come to work.’”
