Top spot takeover

Two months ago, after finishing behind Grand Riviera Miramar to finish second on the March Property Honor Roll, senior director Tiffany Montoya confidently told Loop, “Watch out Grand Riviera, Somerset is coming for that top spot on the Honor Roll!”

She was right.

“This just proves with the right people, following the right plans, executing the right processes, anything is possible,” said Tiffany. “Oh, and it feels amazing to take the top spot.”

Somerset at Deerfield’s NOI year-to-date increased by $112,139 in two months. Only three of our properties finished May with a NOI year-to-date larger than that two-month increase. So how did they do it? The answer probably won’t surprise you.

“It starts with the right people,” said Tiffany. “Everyone at Somerset drives results. We got the right plan in place; we work our systems and processes the right way, and honestly, the people are just the best part of Somerset.

“The honor roll is a great reward, but it’s another step to reaching our ultimate goal of reaching $990,000 by October.”

One property that’s no stranger to the top of the economic occupancy side of the honor roll is McCauly Crossing. According to CG stats, the last time McCauly’s economic occupancy dipped below 93% was in November of 2020. That’s 30 consecutive months of staying above standard. General manager Amber Love, who was there for 20 of those months, shares the secrets to their success.

“It’s really two-fold,” said Amber. “It starts with customer service and not just with current residents, but also with future residents from the moment they walk through the door. Then it’s all about moving in the right people. Sticking to our systems and processes and not sacrificing anything just to hit a goal.”

Joining McCauly on top of the economic occupancy list is Allura Las Colinas in Dallas. Allura has also maintained an impressive streak of 12 months above 93% economic occupancy. A streak that started under senior manager Krystal Ware’s tenure at the property.

“It has been awesome to see the monumental change that’s taken place at Allura,” said Krystal. “There’s been a complete mindset shift over the course of my tenure here. The team is awesome and they’ve taken momentum turned it into success and have kept it going.”
