Total transformation

Nestled in Dublin, Ohio, behind rows of tall sycamore trees sits our newest Columbus acquisition. When we acquired the property in March, long-term resident Mike Heckerman was on the verge of moving out.

The previous owners neglected to complete work orders he needed in his home, and the physical facility needed attention.

“Appearance is important,” Mike said. “Good, bad or indifferent, that’s the way people think.”

But as soon as we stepped foot on the property at Sycamore Ridge, Mike witnessed a transformation unfold. With the help of our CapEx Department, every building had a fresh coat of paint, new roofs were nailed on the buildings, the fitness facility was updated, and flowerbeds around the property received much-needed facelifts as a landscaping project kicked off.

The transformation that’s taken place here over the last few months, I mean, it’s the difference between a stormy, cloudy day and a bright sunny day,” Mike said. “It’s fantastic. What a big difference.”

General manager Joe Stephens leaned on his previous experiences at new acquisitions and focused on over-communicating with residents straight from the start to ensure the projects went smoothly. Partnering with project manager Dustin Meyers, Joe kept residents in the loop every step of the way.

We started all the CapEx projects on day two, so making sure the residents were aware of what was about to happen and making sure that all those things were done in a clean, efficient manner was important,” Joe said.

Joe made it an A priority to consistently share information with residents as vendors worked their magic across the property.

After seeing the work, the communication and the transformation, It was exactly what Mike needed to see to sign his renewal at Sycamore. He met with sales associate Devin Jones, thrilled to live in the luxury apartment community for another 12 months.

As we add more properties, Joe offered this advice to associates headed into a new acquisition this summer.

Just stay focused on the end result and help people see the vision you’re working towards,” Joe said. “When people have questions, that’s the biggest thing. They just want to know what’s going on. Over communicate.”
