Trinity’s Trifecta

The team at Trinity Commons is celebrating our third capital event of the year. It was a $10.8 million supplemental, which we closed in April.

This marks the first capital event for Trinity Commons since we acquired the property.

Here’s what Team Trinity accomplished in just 16 months:

  • Improved NOI: $2.0 million (45%)
  • Increased other income by $1 million (481%)
  • Grew rent roll by over $66k in 2023 & raised rates $200 since acquisition.

This week, the team was treated to dinner to reward and recognize their relentless efforts. Partner and CEO Bob Lloyd noted the sustained leadership of partner and senior director Erica McLoughlin. In her career, the properties she has managed are responsible for more than $1.75 billion in transactional volume.

Erica presented awards to the rest of the team. This includes senior sales associate Marlayna Kroma who achieved 94 approved rentals throughout the year and got a 4.46 on her customer survey score.

Lead tech Brad Wells completed 3,336 work orders on the year. He completed 98% of those in 24 hours.

Lead tech Chris Underwood was 12/12 on achieving or exceeding the monthly turn goal. He completed 174 turns on a goal of 142.

Partner and senior lead tech Brittney Merritt completed 2,040 work orders at Bradford and 142 turns on the year at three properties between Raleigh/Durham and Atlanta.

Finally, grounds associate Gladis Martinez scored an 8.5 or better on curb appeal this year. She also scored a 3.80 on her customer survey question.
