Partner and regional head Brad Dykes knows how to motivate his Excelsior & Grand team – just tell them they can’t do something. They will find a way to prove him wrong.
“This team is relentless,” Brad said. “They are dead set on hitting their goals. It doesn’t matter what you put in front of those two. They refuse to fail.”

This week, we closed our third supplemental loan at Excelsior & Grand for $4 million. Sales manager Marie Almberg led her team from 80-percent economic occupancy in July 2021 to 95-percent in January 2022. The 15-percent increase over seven months took grit, hard work, determination and the right people.
Sales associates Megan Wickstrom led the way on renewals and rentals. Her mindset and commitment to do whatever it takes helped set the tone for the rest of the team.
“She’s full of grit and she’s personable,” Marie said. “She’s a relator, outgoing and takes pride in what she gets her hands on. I wouldn’t be successful in my role without Megan and (lead tech) Mitch Burgess. These are my people.”
Mitch is laser-focused and just as competitive as the rest of the team. Once his goals are set, he tackles them. Between January and February, Mitch completed 504 work orders and five turns.
“He’s driven just like we are,” Megan said. “He will stay late until a project is finished and has the ability to train other associates.”



In the last month before Excelsior’s transaction, the team finished $31 thousand above NOI (Net Operating Income) and hit traffic, approved rental, renewal and Google goals – earning Marie recognition on the Manager Honor Roll. But Marie is quick to point out this isn’t just about her. It’s a team effort.
Together, our Excelsior & Grand associates successfully closed the supplemental loan on March 30. Since the property’s November 2019 supplemental, we have increased other income by $401k and increased total revenue by $1M.

Now just under four months into 2022, Marie, Mitch and Megan celebrated the capital event, but they will not be complacent. They’re looking forward to achieving their next goal and proving yet again that they are up for any challenge.
“Brad knows how to push my buttons,” Marie said. “If someone tells me I’m going to fail, I will do everything in my power to prove them wrong. No matter what goal it is.”
