Finding a long-term solution

The temperatures in Minneapolis hit a record-setting 100 degrees this week. This early summer heat wave is certainly a change of pace for the associates in the market, who are more familiar with extreme cold temperatures they face in the winter. Our associates have braved snow storms in May. Residents in the Twin Cities often avoid moving in the blistering cold.

When we bought The Quinn at Plymouth in 2021, partner and regional head Brad Dykes discovered 39 residents had leases expiring in October. The large number of move-outs during a slow cold season was a problem.

Brad developed a strategic plan to seasonalize the property, and partner and senior director Amanda Barnes was All In – which meant meeting with 39 residents in the 150-day book. She successfully executed the plan and earned a spot on our Manager Honor Roll in May. Under Amanda’s leadership, Quinn hit traffic, approved rentals, renewals and Google review goals last month and is ahead $168,931 on net operating income year to date.

“When we came to Quinn, (sales associate) Cody Gagner and I committed to following the renewal system,” Amanda said. “We took this book on with the mindset of “this is our first month” and were determined to create controlled chaos. I made sure Cody and I were aligned when approaching each resident.”

With the right urgency and execution, Amanda and Cody renewed 20 residents in the 150-day book in May. By changing 20 leases, roughly 12 will move out in October.

“The two of them would sit down and role play, so no matter who was meeting with a resident, they knew how to close,” Brad said. “Amanda is relentless when you tell her something can’t be done or has never been done before.”

This long-term solution positioned Quinn to exceed the property’s revenue target of $630 thousand in October and hold the correct occupancy through the winter months.

Amanda’s attention to detail, discipline and execution received high praise from partner Courtney Dies as well.

“They executed at a high level,” Courtney said. “There was clear communication and expectations. Amanda was updating the seasonalization board and was on top of every lease signing to make sure they were sticking to the plan.”
