Our Fix vs. Replace series is back with more words of wisdom from an elite performer on our service tech team. This time, we hear from lead tech Mike Jones. This go-to guy in Louisville was happy to share one of his most impactful fix-it solutions.
Mike’s story takes us to The Paddock at Eastpoint; a community built in 2007. Since The Connor Group took over the property in 2021, the service team there has seen their fair share of water heater tank leaks. This particular leak was an opportunity for Mike to test his diagnosing skills and educate himself and a resident in the process. We’ll let him tell it in his own words.

What was needed to complete the fix?
The only tools required to fix the problem were a multimeter, a screwdriver and a tool fitted specifically for removing elements from water heaters. I learned how to change heating elements in my basic boot camp with Rob Murray.
How long did it take to complete?
The longest part of changing elements is draining the water tank. That usually takes about an hour depending on the amount of sediment that has built up. The actual element change only takes five minutes.
What was the savings for your property?
The ultimate savings for my property was over $400. By just replacing the seal and bad element I was able to stop the leak and fix the water heater for less than $20.


What did you learn?
I learned to pay close attention to every aspect of your appliances. You may initially think it’s done for and needs to be replaced, but with a deeper dive you can locate specific problems and come to the right solution.
What advice to you have for others?
To be a successful Connor Group tech, I believe you must have a fix vs. replace mentality. It’s what we’re all about. By doing so you will continually save money for your property and learn new ways to fix residents’ problems every day. I’ve found it also helps build relationships with residents when you explain to them what’s going on in their home. It comforts them to know we are here for them and taking care of their home.
