As the days get longer and the temperature rises, our residents are putting on their flip-flops, grabbing their beach towels and heading for the pool. It’s arguably the most used and beloved amenity by our residents. A clean and healthy pool is key to keeping residents happy and your physical facility and 8.5 over the summer.
“The pools are a vital part of the properties,” said partner Rob Murray. “Most pools are by the clubhouse or leasing office. It’s easy to sell a beautiful pristine pool. And it’s also an important amenity to our residents. Pristine blue pools equal happy residents. Dirty green pools are bad for customer service.”



Pool maintenance is no simple task. It requires associates to know algebra, chemistry and biology concepts to keep the pool safe and clean. In order to make sure our teams are set up for success as summer approaches, Loop reached out to regional service trainers to get their top tips to keep your pools in pristine condition this summer.
It’s all about chemistry
Water quality is the first step to a clean and healthy pool. If your pool’s water doesn’t have the right PH level or alkalinity, the water can become dirty and unsafe. Getting the right chemical balance means knowing your pool’s total volume, applying chemicals properly and making sure your filter is clean.


“It’s our policy to check chemical and chlorine levels three times a day – morning, afternoon and evening,” said partner Paul Leber. “This allows us to stay on top of any changes to the chemical composition of the water and proactively make changes to keep the pool open for our residents.”
Enforce the rules
Our pools are all about fun and relaxation, but if we get relaxed on the rules, the pool can be dangerous for our residents.
“Police your pool. Check on them when you go out for an emergency call before you leave to ensure everything is good,” said partner Dave Peacock.
“Pools are a great amenity for our properties and our residents. That being said, they are also a great liability. Don’t let residents dictate the pool, and make sure you’re enforcing all pool rules.”
Do the little things
Doing all the small things correctly adds up to a beautiful pool.
“Make sure to empty the skimmer baskets and net and vacuum the pool each morning,” said Rob. “Keeping your pool clean of debris will prevent the filter from getting clogged and help it last longer.”


It’s a team game
Ultimately, keeping the pool safe and operational is up to the entire team.
“Everyone working at the property should have basic knowledge of their pool’s operation and procedures,” advises Dave. “This way, if something were to happen and the lead tech isn’t immediately available, there’s always someone on site that knows what to do.”
Use your resources
At the end of the day, if you’re struggling with a pool issue, use your resources.
“Don’t spend hours on a problem that could be solved with a 10-minute phone call,” said Paul. “All of our regional service trainers are happy to help with any pool questions you have.”
